A proposed residential development near Carleton Place District High School has cleared another hurdle after council approved draft conditions for a subdivision and condominium application.

During its regular meeting on Tuesday, Sept. 8, 2026, Carleton Place Town Council approved the conditions of draft approval for the proposed development at 254 Lake Avenue West, a consent item originally introduced at the Aug. 25, Committee of the Whole meeting.

According to the site proposal document, the development would see 20 residential units created on the property, including two single-detached homes, one semi-detached building containing two units and four fourplex buildings with a total of 16 units.

All seven development lots would front onto Lake Avenue West, with one of the single-detached homes occupying a corner lot at Mississippi Road.

Located across the street from Riverside Park and beside the Carleton Place and District High School track and field area, the proposal also required changes to the site’s existing streetscape.

According to the staff report, eight street trees along the property frontage were proposed for removal to accommodate the project. As a condition of draft approval, the developer will be required to replace the trees on a one-for-one basis along the street during the landscaping stage.

With council’s approval secured, the draft conditions will now be forwarded to Lanark County, the approval authority for the subdivision application, as the project moves through the next stage of the planning process.
